Atlanta Home Builder/Social Media FAIL

Yesterday I held an bank owned open house at 503 Old Canton Rd. in Marietta, GA. While putting out my yard signs at the intersection of Lower Roswell Rd. and Old Canton Rd.
I pulled into a little subdivision called The Pearl Communities @East Cobb. I didn’t really think anything at the time because I was focused on getting my signs out, I was running late, and it was about to star
t raining storming. So I ran to put my signs out, hopped back in my car, and drove off to my open house. But when I was done…
A few hours
later, my open house was complete, and it was time to pick up my signs. But this time, I took time to pay more attention to this tiny little subdivision where I parked my car. The first thing that popped out at me was the hideously ugly neighborhood front entry. I don’t want to offend the two homeowners living in this neighborhood, but that sign is U-G-L-Y, UGLY! Take a close look at the picture. There’s an @ on the sign! I’m all for social media and whatnot, but these homes were supposed to be high-end homes A quick look on FMLS showed an expired listing of $679,000 and an active listing at $619,000. I can’t imagine the thought process for whoever designed that sign. I’m not saying removing the @ sign will sell houses, but it certainly didn’t make me want to whip out a contract and make an offer!
I haven’t had a chance to find out who the builder is for this neighborhood, but I am curious. For now, suffice it to say the neighborhood had three houses built, and the remaining 3 or 4 lots were vacant. If I had to guess, the builder was probably out of business or at least wasn’t planning on finishing the neighborhood anytime soon. To top it off and make me feel even better about this neighborhood, I found the Code Violation sign when I was taking pictures of the houses. You may not be able to read it, but it says the grading is not to spec and no further inspections will be made in the subdivision until the grading has been properly completed. Oh well, just glad I’m not the listing agent there. Those houses won’t sell for a while.
